As can be seen from the attached site plan, the site is regularly shaped and is to be accessed directly off Axial Way. The site is reasonably level and we believe there to be no onerous ground conditions. There is a requirement for a landscape bund totalling approximately 0.14 acres where the site abuts the A12 (marked green) and land reserved for a footpath to the east of the site marked brown.
